In a Condo Move the Cartons Are Simple; Access Is the Real Job
Apartment moves almost never go wrong over the boxes. They go wrong over the building. There’s the Flagler Drive tower that won’t let two residents share the elevator and insists on a booked window. There’s the managed high-rise near Rosemary Square that runs every move through one freight car in thirty-minute blocks, with nothing happening until a certificate of insurance is on file. There’s the gated garden complex off Okeechobee Boulevard fronting a shared drive too tight for a box truck to turn in. Clearing every one of those obstacles is on us, because our own people do the carrying; no call center is out scrounging a third party to step in.
Handled Ahead of the Date
- A certificate of insurance prepared for the leasing office whenever the building requires one
- The dock window and freight car held through management before our truck arrives
- Extra movers and added dollies for any climb, or a unit with no elevator
- Padding through hallways, stair landings and every tight spot between
- Big furniture taken apart so it slips through a narrow doorway
How We Clear the Building First
Here’s the order we follow to square the property well before the day:
- You forward the building’s insurance requirements along with a management contact
- We draft the certificate to the building’s exact language and email it straight to leasing
- We lock the dock window and reserve the freight car for the time you’re allotted
- We sequence the load to fit that window, so idle time never lands on your bill
- On the day, the crew shields the lobby, the dock and the stairwell, then the first piece moves
Working the Unit
Once on site, the crew protects the route, wraps the lobby, dock and stairwell, and rebuilds the beds and furniture as soon as the last item is down. Florida adds its own wrinkle: on a humid afternoon the movers keep dollies moving and water staged, while a storm day means covering the doorway so a quick downpour can’t soak a carton waiting at the threshold.
Two Things to Keep in Mind
We won’t claim a window until the building has actually granted it, and any after-hours move-in fee or elevator deposit the building charges is yours. Open, unsealed items stay off the manifest, so close them up or add packing, where the wrapping costs nothing.
Pricing
On the flat tier a studio is $380 to $560 and a one-bed $560 to $880. Because stairs run the meter up, a unit several flights up can total less on the $130/hr two-mover rate over a two-hour minimum; one of us prices it both ways and steers you to the lower figure.
